
Breaking news! Deer Valley Resort, which is owned by Alterra Mountain Company, and Extell, the developer behind Mayflower Mountain Resort, have officially reached an agreement that marks a significant milestone in the world of ski resorts. They've just unveiled what they're proudly calling "the largest ski resort expansion in ski resort history." In this groundbreaking long-term partnership, the Mayflower resort area is set to become an integral part of the Deer Valley experience and brand.
This monumental expansion project will more than double the skiable terrain at Deer Valley. It involves the addition of 16 new lifts, approximately 130 fresh ski runs, the establishment of four on-mountain restaurants, and the construction of a new 10-passenger gondola. During the soft opening for the winter season of 2024/2025, we can expect one to three of these new lifts to be operational. The entire project is slated to take about three ski seasons to complete, with a significant portion of the new lifts and trails opening as early as the 2025/2026 ski season.

Once this ambitious project reaches fruition, Deer Valley® will boast a staggering 5,726 acres of skier-only terrain, making it a formidable competitor alongside Park City Mountain Resort, which currently offers 7,300 acres. This expansion aligns perfectly with the potential hosting of the 2030 Winter Olympics in Utah, as Extell aims to have a substantial portion of the infrastructure and village development in place by then.
It's worth noting that over 3,100 acres of ski land will be under the watchful eye of Utah Open Lands, ensuring the conservation of these areas. Their plan is to connect trails in the Bonanza Flats region with those in the Wasatch Mountain State Park, creating an extensive network of over 50 miles of trails.
Real estate opportunities are also on the horizon in the Mayflower area:
- Marcella – A Ski & Golf Community: These prime lots offer slope-side locations and come with exclusive access to two private golf courses, on-mountain ski lounges, private clubhouses, pools, restaurants, helipad access, and dock/boat access. Tiger Woods is set to design the first of two golf courses, located on the south side of the Jordanelle Reservoir.
- The Residences at Extell Mountain Village: This will be the first condo-hotel in the base area, conveniently situated steps away from the future ski beach. With 55 private residences offering 1 to 4 bedrooms, there are still 11 residences available, starting at $1.895 million.
- Velvaere: A 60-acre wellness community with direct ski-in, ski-out access, year-round mountain adventures, an integrative wellness center, and a family adventure center. There will be 115 custom residences, including 12 cabins starting around $4 million, 68 residences around $5 million, and 35 custom estates starting around $12 million, with various floor plans catering to different needs. Each residence will provide a personalized wellness experience, with options like in-home light therapy, plunge pools, saunas, steam rooms, and more. The first homes are set to be completed in early 2024.
- The Mason: The Lodge at Stillwater will undergo a substantial renovation, accompanied by the addition of two new buildings. Anticipated completion is in Q4 of 2024. These new buildings will offer 60 new residences with 1, 2, and 3-bedroom floor plans available. Amenities will include an updated pool area with a waterfall, Jacuzzis, steam room, sauna, a restaurant, and a parking garage. Prices range from the upper $500,000s for 1-bedroom units to just above $1 million for 3-bedroom units.
- Founders Place Deer Crest: Founders Place, located in Deer Crest near the new Mayflower base area, is an exciting ski-in, ski-out development by the same developer as Argent and One Empire. Currently, they are selling the second phase, and the building named Helen boasts a prime location directly across from the Mountaineer Express lift, offering stunning mountain and Jordanelle reservoir views. A few 3 and 4-bedroom residences are still available for purchase.
- Mayflower Lakeside: Situated close to the Jordanelle Marina and State Park entrance, Mayflower Lakeside features a mix of stacked condominiums and townhomes. Like other properties in this region, a Dial-Ride shuttle service is expected to connect homeowners and guests to the new base area. Prices start at approximately $900,000 for 2-bedroom condos and $1.89 million for spacious townhomes.
- Skyridge: Skyridge is home to 473 premier homesites, with planned amenities including a golf academy, an equestrian center, clubhouses with a pool, and a restaurant. Construction is underway for the clubhouse, golf academy, golf course, and equestrian center. The golf course will consist of a 3-hole mountain course that can also be played as a 9-hole, par-3 course. The equestrian center will include indoor and outdoor arenas and a 32-stall barn. Skyridge allows nightly rentals with a 3-night minimum, and a Dial-a-Ride shuttle system is in the works to connect owners to Mayflower Resort and Deer Valley. Homes are currently available starting at $3.264 million, with lots priced at $649,000.
