Market Report Overview

In January 2022, there are currently 175 homes for sale and 242 pending listings in Park City, Utah. Closed transactions dropped 23% over December and were down slightly, 6% from last year. The median sales price of a single family home continues to dominate the national headlines, and it is now at $2,900,000. However, condominium sales prices rose even more dramatically, up 6.9% over December, and more than doubled in the past year. In January, the median sale price of condominium homes in Park City and Snyderville was $1.39 million.

Park City Market Trends For Active Inventory

The green (2019) chart line shows the traditional historical decline from Summer into the holiday period. 2020 was the exception, as the pandemic initially affected mid-year purchases. 2021 has followed a more "normal" path with few deviations. 2022 has already begun with a drop of 53 listings, almost 20% from the December 2021 final.

Park City Market Trends For Single Family Homes

The median sale price of single-family homes in Park City and Snyderville was $2.9 million in January, an increase of 3.8% from December and a full 73% higher than January 2021.

Park City Market Trends For Condos/Townhomes

Condominium sales prices rose again in January, up 6.9%, and doubled in the past year. The median sale price of condominium homes in Park City and Snyderville was $1.39 million.

More Housing Forecasts in 2022

Matthew Gardner, Windermere's chief economist, is out with his top 10 predictions for 2022: Here's the Reader's Digest version. 

1. Prices will continue to rise - however, the pace of appreciation will slow significantly, increasing by around 6% in 2022 compared to 16% in 2021 (nationally). 

2. Spring will be busier than expected - When employers announce their long-term work-from-home policies, it will likely lead to a new pool of homebuyers who want to move to places that are further away from their workplaces. 

3. The rise of the suburbs - Remote working will be a blend of working from home and the office. Buyers will look for homes in areas relatively proximate to their offices. 

4. New construction jumps - Building costs will fall this year as inflation finally tapers. 

5. Climate change will impact where buyers live - Buyers will want to know about an area's flood and fire risks and how they might affect their insurance costs and mortgage rates. 

6. Urban markets will bounce back - Some urban neighborhoods that were once only convenient to a subset of commuters may now be considered highly desirable and accessible to a more extensive set of potential home buyers. 

7. First-time buyers will be an even more significant factor in 2022 - Once remote working policies are more precise, we should see increased demand by first-time buyers who currently rent.

The restaurant is located in Snow Creek Drive and is just a quick jaunt from Park Ave. You'll find that the menu items are sourced locally and favor seasonal ingredients.

Five5eeds serves up some of the best hotcakes around. If you're feeling less pancake-y, try the smashed avocado & peas on toast or the baked eggs. And their baked goods are all made in-house, so you can be sure they'll be delicious.

Freshies Lobster Co.

Located at Prospector Ave, Freshies Lobster Co is one of the finest food trucks in Park City. They serve fresh Maine lobster rolls and have two locations; one in Park City and another one in Salt Lake City. Their lobster rolls are incredibly tasty and taste just as good (if not better) than some lobster dishes on the east coast.

Bartolo's

Bartolo's is a perfect Italian restaurant tucked in Kimball Junction that serves breakfast, lunch, and dinner in a friendly, bright setting. The food is delicious, and the service is fast—but the best part is that it's not far from Main Street.

Park City is a magical place. So many people visited and decided to stay as a full time resident, myself included.  There are so many restaurants in Park City that will make you feel right at home, offering both comfort and delicious food. 

As our first purchase in Park City, we bought a little 1-bedroom miner’s cabin. It had a cute loft that could function as a second sleeping area, all tucked into 888 sq. ft. The location was part of the charm, as it was within easy walking distance to the Town Lift. We enjoyed using this home for vacations and renting it out to cover the carrying costs.

Fast forward a decade, and Kim and I now living full-time in Park Meadows. We had sold the tiny home after several years and were living life in So. Cal. as we had for so long. Thanks to my wife’s insight and perseverance, we made it back to Park City and into a neighborhood more conducive to full-time living vs. the transient rental area that Old Town can be. 

This past weekend Kim and I planned to ski but didn’t want to deal with parking, so we walked to the bus stop and hopped on. This was a first in terms of riding the bus to the ski resort. We’ve used it for other adventures, like concerts at Deer Valley or Canyons, meeting friends to play volleyball at City Park, etc. 

What a ride down memory lane this trip turned out to be. We decided to ride the bus to the Town Lift for old time’s sake. Great call. We had forgotten how uncrowded it is there. No huge line waiting to board the lift. Lots of space to gather and get your group situated if need be. 

Kim has a favorite coffee shop on Main St., not far away. She slipped over to Atticus Coffee and grabbed two coffees and two breakfast burritos while I got booted up and my backpack packed. 

As I sat on the low wall of The Bridge Café’s outdoor dining area, I took in all the convenience packed into this “secret spot”. 

You can rent your gear here and there is a ski valet that will store your gear at the end of the day. When you walk back over the pedestrian bridge to your condo you won’t have to be carrying anything. There is an express ticket window to speed getting up on the mountain. 

You can meet at The Bridge Café for a great breakfast before heading out, or ski back for lunch. Seriously, just click out of your skis and order up. Pro tip – ski back here for lunch and walk over to Davanza’s for lunch.

The staff at this base area was friendly and inviting. I witnessed one Vail host give a young boy a ticket for a free hot chocolate and then found out it was his birthday. Perfect timing. 

As I waited, with the snow falling gently, I was overcome with the memories created during the time we owned that cute little bungalow. My son still talks about the epic sledding we did and the cool dog park down the street. Priceless time together and memories for a lifetime. That’s what our purchase of an Old Town Park City home did for our family. 

While we rode up the lift that morning, sipping coffee and eating burritos, the conversation centered around how nostalgic the morning was, but also how quick, easy, and convenient it was to launch from the Town Lift. It’s not a true secret, but more of a refined diamond in the rough. It was the start of another truly magical day here in Park City.

With spring weather just around the corner and spring skiing in full swing, it's a bittersweet time of year. You're running out of time to ski, but you'll also find longer days, more sunlight, parking lots of après, and a few annual celebrations. For all of these reasons, Park City is still a great spot to come during this season.

Where to Ski?

The spring season is ideal for skiing at Deer Valley Resort and skiing and riding at Park City Mountain. Spring days on the mountain are brighter and warmer, and the soft, hero snow is so great that you'll want to ski from top to bottom.

Insider tip: Ski areas that have been hit by the sun first (east and slightly southern-facing slopes are best) will warm up first. As the temperature rises and the sun rises higher in the sky, you can slowly work your way to more north-facing slopes.

What can I plan before Spring Skiing?

• Plan your day - When the temperatures in the springtime start to warm up, this affects the snow conditions on ski trails. Usually, by 10 AM, trails get softer and stay that way for a few hours. If you’re thinking of skiing with your kids, you might want to consider starting your day a little later than usual, because the firmer runs might be more difficult for them.
• Dress in layers - It’s common to go from 15 degrees at the start of your ski day to 40 degrees by the end of a spring ski day. You’ll want to layer as you move from warm-up to cool-down.
• Stay hydrated - With Park City’s high altitude, combined with the effort of skiing, it’s easy to get dehydrated. Bring a hydration pack to share, or stash a couple of water bottles in a backpack. 
• Wear waterproof outerwear - Make sure that everyone, especially kids, has waterproof gloves, snow pants, and a waterproof jacket.

Are there any things to do outside the slope?

Definitely! There's an abundance of outdoor activities that are just as pleasant as skiing and snowboarding. You can also try the following:

Our local trails are the perfect place to bike all year long, not just during peak season. Fat tire biking is becoming more and more popular for guests and full-time residents who want to experience our mountain landscape.

Coyote Loop in Heber City: Coyote Canyon Loop from Coyote Lane is a 36.5 kilometer moderately trafficked loop trail located near Heber City that features a great forest setting and is rated as difficult. The trail is primarily used for hiking and mountain biking and is best used from April until October. Dogs are also able to use this trail.

Round Valley: Quinn's Junction trailhead allows access to a network of designated bike or snowshoe trails. Using the winter trail map, you can see how to create loops of varying lengths and difficulty.

Glenwild: Storm Cycles, a local bike shop in Park City, Utah, has built an amazing 10.5-mile loop of single-track just for fat-tire bikes. The trail starts at the top of the Glenwind Drive trailhead and is well-marked. You'll find more information on their Facebook Page. 

Historic Rail Trail: In the winter, you’ll find 6 miles of groomed trail connecting Park City with the Round Valley trail system. You can start your ride at the White Pine Touring Center.

McLeod and Willow Creek: You can hike or bike the 12-kilometer out-and-back trail that runs along the Swaner Nature Preserve, through neighborhoods, and out to the Historic McPolin Farm by parking either at Willow Creek Park or the Basin Recreation Fieldhouse in Kimball Junction. Please be aware that mountain bikers are asked to not ride over the classic Nordic ski tracks along this trail. 

To get the most of your fat tire biking experience, pay attention to where you ride your bike on the trails. Choose the classic skiing tracks that are not too wide and avoid creating a deep rut in the snow. Make sure also you review the winter trail and conditions map before you head out on your snow biking adventure.
