Where is Deer Mountain located?

Deer Mountain is located just minutes from Highway 40 and State Route 248 and offers easy access to Park City or Salt Lake City. But the easy commute is just part of the appeal — the views of Jordanelle Reservoir and Deer Valley Resort Area are what most people would say are the BEST part of living here!

What size of homes can you find in Deer Mountain?

This area has a wide range of home sizes, from three to six-bedroom houses and around 3,000 to 6,000 square feet. The community was developed in the early 2000s, but there are still some of the most affordable land parcels in the area and newly built homes.

Does the area allow rentals?

Association fees include taxes, insurance, and maintenance of the grounds. There are no short-term rentals allowed in the Deer Mountain community.

How close is it to skiing and other recreational places in Park City?

The location is called the Golden Triangle because it's across from the Jordanelle soft launch, a launch ramp specifically for small crafts like Stand Up Paddleboards (SUP), kayaks, and other small crafts, six minutes to Park City, six minutes to Mayflower Lift, and eight minutes to Kimball Junction.

Deer Mountain offers a variety of outdoor activities for residents. Trails provide easy access to hiking, biking, and a morning walk with your dog. The Jordanelle Reservoir is popular for boating, and there's an 18-hole public golf course nearby, making it an ideal primary residence or second home!

Which schools are in this area?

Deer Mountain is in the Wasatch County School District. Children attend JR Smith Elementary School, Rocky Mountain Middle School, and Wasatch High School.

What's Happening in Park City Real Estate? Here's the 1st Quarter 2022 Market Report!

The first quarter of 2022 has brought the same trend we saw in the first quarter of 2021: low inventory and high demand. As a result, closings were down, and price appreciation grew. The average price for a home in Park City was 23% higher than last year, and the median price was 29% higher than last year's prices.

The increase in inventory could be part of the typical upswing that we experience in spring and summer. Still, it could also be that sellers are sensing a potential market shift in light of rising interest rates and inflation and possible trepidation surrounding the war in Ukraine.

Market Overview

12 Month Rolling: April 2021 - March 2022 | April 2020 - March 2021

Neighborhood Highlights

Within Park City Limits, total homes sold were down 45% to 181 homes, but sales volume declined just 24% from $1.2 billion million last year to $770 million this year. The median price of a single-family home across the city rose 35% to $3.5 million. In the famous Old Town area, homes sold were down 58% (119 to 50). However, the median price set a new record above $2.9 million. The Prospector and Thaynes Canyon neighborhoods led all others for the most significant increase in median price, with Thaynes up 75% to $4.6 million and Prospector up 85% to $2.4 million.

Snyderville home prices increased by a whopping 23%. The Sun Peak/Bear Hollow area saw the biggest drop in homes sold, with just ten sales—down 70% from the previous year. The Promontory neighborhood saw the biggest gains in sales volume, while homes in Old Ranch Road saw the biggest price increases, jumping to $6.5 million—that's nearly double what they sold for last year.

In Old Town Park City, Condos continued to sell at a strong pace, with 32% more homes sold and an $890,000 median price. Park Meadows outshone the rest of Park City with an increase in sales volume of 74% and sales prices up 4%, to $1.36 million. Lower Deer Valley, Deer Crest, and Prospector all saw median prices rise by 36%.

In the Snyderville area, the Canyons median price showed a significant increase, but this was the result of previous low prices set by the dominance of Yotelpad, with price points around $368k. The first quarter to 2022 saw 118 sales of Pendry Residences at a much higher price point of $1.4M. Thus, the 95% increase in median sales price in Canyons Village. That said, the other Snyderville neighborhoods experienced strong median price appreciation as well: Kimball (31%), Silver Springs (30%), Pinebrook (26%), and Jeremy Ranch (32%).

In Wasatch County, Jordanelle Park saw a vast increase in median sales price, up 85% to $973,000. Deer Mountain and Tuhaye/Hideout also saw 58% and 59% increases in sales volume, respectively.

After explosive growth in 2021, land sales declined across the region, with every major area showing drops in sold transactions, but volume remained steady or grew substantially.

For anyone considering a significant change in their lives, we've compiled the ten best reasons to move to Midway.

The location is readily accessible but decidedly distinct

The Heber Valley is close to Park City and Salt Lake City International Airport, but it's an entirely different experience. Living in Midway has a sparse suburban feel, which can be a nice mix between rural and larger suburban areas and generally a friendly, tight-knit community.

Why Buying a Second Home Is More Popular than Ever!

Real estate transactions are increasing lately, as trends toward owning more than one home seem to be growing. According to Frank Knight's Global Buyer Survey 2021:

"With the rise of remote working, second homes or 'co-primaries' are becoming a viable option for more buyers seeking a better work/life balance,"

Here are just a few of the advantages you'll enjoy and how owning a second home may be an excellent decision for your lifestyle and your future.

Boost your wealth

CoreLogic reports that an average homeowner's net worth grew by $56,700 last year thanks to the rising home prices. If you purchase a second home, your wealth will grow even faster as both properties appreciate in value.

Create a stream of income

It can be a savvy investment, especially when renting out the property. If you buy it to serve as a vacation home, you can rent out your property on sites like Airbnb or VRBO.

Tax advantage

Second homes that are vacant for more than two weeks a year can be treated the same way as mortgages on principal residences on your tax return. By doing so, you can reduce your taxable income and lessen your tax burden. Be sure to check with your own tax professional.

Enjoy a change in scenery (and lifestyle!)

When you have two homes, you can move between them as the season changes or the scenery gets stale. Do you want to live in an area with a particular season? Would alternating between a resort and a suburban setting be ideal? With two homes, you have those options. Being able to move between homes based on which one best suits you at the time gives you added flexibility that can help increase your happiness.

A place for gatherings

You can put no price on the sense of security, stability, and continuity you feel when you own your home and know that it is a safe place for yourself, your family, and visiting friends to gather. Memories of fun activities will be the currency you cherish.

Begin your search today for a second home

Owning multiple homes can be advantageous, and if you are interested in owning a second home, let's connect at 435 640-0217. Or visit our newest homes for sale here to explore your options. Let’s discuss the benefits and put a plan in place.

4 Reasons To Sell Your Park City Home Today

If you're planning to sell your house this year, timing is crucial. You'll want to consider when it's best to sell your current home and when to buy a new one.

If that's the case, you should know – now is the perfect time to make a move. Here are four reasons why spring is your golden window of opportunity.

1. The Housing Market Is Still Not Meeting Demand

Active inventory in Park City is still not meeting buyers’ demand. The graph below shows that Park City's active inventory tends to drop low in the first quarter of every year and peak in the third quarter.

Source: Park City MLS

This is why home sellers are in the driver's seat today. Sellers who have homes for sale are in demand, and you may have a long list of potential buyers eager to take a look at your home.

2. Home Prices Are Climbing

Most real estate experts agree that an imbalance of supply and demand results in higher home values, so for the time being, prices are expected to increase.

You can get ahead of the curve by selling now if you're hoping to move into the home of your dreams, or downsize into something that better suits your current needs. There's an opportunity to leverage your growing equity and purchase your next home before prices climb higher.

3. Mortgage Rates Are Increasing Too

According to Freddie Mac, the current average 30-year fixed mortgage rate is 3.85%. Although recent global uncertainty caused rates to dip slightly in the near term, experts project rates will rise in the months ahead.

When that happens, it will cost you more to buy a home in the future. That's why you must act now if you plan to sell. Start working with a trusted advisor to kickstart the process and make your next purchase before rates climb further.

4. Your Equity is Growing in Record Amounts

In its latest Homeowner Equity Insight report, CoreLogic reported that the average homeowner had gained $55,300 in equity over the past year, a vast increase from the previous year.

If you have been holding off on selling your home because you are worried about how rising prices will affect your potential next purchase, you should know that having a lot of equity in your current home can help get you into a new place. It may cover most or all of the down payment on your next home.

Ready to Sell?

If you’re ready to make the most of today's sellers' market, give us a call at 435 640-0217 so you can get the information you need to succeed.
